Dust off the tackle box, grab your old fishing pole and head to one of our local lakes. Maybe you know a child who has never learned to fish. Extend an invitation and introduce the sport to a new generation. Some of my fondest childhood memories are of spending the day fishing with Grandpa!
WHAT? This is NOT What I Expected at All!
I've heard these comments and more while showing buyers that first home. And with nearly 90% of buyers starting their home search online, these reactions are becoming even more common. The internet is a great place to start looking for a home. But watching virtual tours, looking at pictures online, and mapping the locations can only get you so far. Most buyers are suprised when they walk in that first home to see the difference between what they have created in their mind based on pictures and what they see when they walk through the front door.
The truth is, it is not about finding the perfect place. It rarely happens that the home you find won't need painting in a room or two, some changes in the landscaping, or converting what the old owner called a third bedroom into your new home office. What you are really doing when you look for a new home is eliminating the homes that will not work for you.
Searching the internet is a great first step. You get a general idea of the homes available in your price range by looking at all of them. After narrowing your choices down a bit, driving by to look at the exterior and getting a feel for the neighborhood is the next step. Then you set appointments to see the homes that are still on your list.
When you start working with me is a matter of personal preference. I've had buyers who contact me as soon as they think about buying. They want help with loan pre-approval and want me to search for them. They come to the office or I email listings to them. I've also had buyers who searched online themselves, found what they wanted, drove by a few, and are ready to look at homes. Buyers who are relocating to the area can't do the drive-by's and rely on me to tell them about location, neighborhoods, lakes, and school systems. Sometimes they want more information than what is available online about a home, so I send them additional pictures or videos of the home and surrounding area.
Locating the home you want is just one step in the process of buying a home. Next we look at the prices homes are selling for in the area as we put together an offer to purchase and move toward closing.
