Personal Professional Services I Provide for Home Sellers
Introductory Materials
I will assemble and deliver information explaining the process and why I am your best choice. There are questions about your home and your specific needs that will need answered prior to our listing presentation appointment.
Home Analysis
When I come to pick up your completed forms, I will tour your home and take notes. Then I will research the available information to verify taxes, subdivision plat and restrictions, lot size, school district, and ownership. This data, along with information taken from the Seller's Disclosure Statement affects the market value of your home.
Market Analysis
I research houses that are comparable to yours to determine a price range for your home in today's marketplace. The analysis will include three types of comparables:

Houses that are currently listed for sale because they are your competition for buyers who are shopping for homes.

Houses that were listed for sale and didn't sell (expireds) because this tells us what buyers are not willing to spend, or conditions that buyers are not willing to overlook.

Houses that recently sold because this tells us what buyers are willing spend in the current market conditions.
I will also check to see how long it is taking for homes to sell in the market as a whole, and at price points within your price range.
Listing Presentation Appointment
I will explain the market analysis and we can determine a pricing strategy. We will review the material you were given about the process and my marketing plan. We will walk through your home and determine what needs to be done prior to inviting buyers into your home.
Listing Your Home for Sale
I will explain every form as we complete it. I will explain the forms of agency so you can decide on representation. I will measure rooms, take pictures and install the lockbox. Once I have assembled all of the information, your home will be put in the MLS listing database and signs will be put up.
Your house will be advertised in the local newspaper, monthly real estate guide, worldwide on the internet: including our company website, my website, and many other databases of listings on the internet. There will be fliers in a brochure box in your yard. I will prepare a listing book with information about your house to be left out at showing. I will have open houses as needed.
Buyer Showings
I will coordinate showings with other agents and get feedback from them on what they thought about your house. I will let you know what other agents and buyers say about your house as soon as I find out. This feedback is useful in pinpointing any problems buyers have with the condition or price of your home.
Market Changes
I will keep you informed about houses similar to yours that come on the market, expire without selling, have price reductions, or sell. We will regularly review this information and showing feedback to ensure we stay competitively priced.
Offers to Purchase
I will present all offers to purchase along with a net sheet for your review. I will explain the merits and weaknesses of each offer and prepare paperwork for acceptance, rejection, or a counter offer. I will negotiate the best deal for you.
Accepted Offer
I will attend inspections, then negotiate any inspection responses. I will coordinate the lender appraisal and track the loan through approval. I will order the survey, title insurance, and warranty deed. I will coordinate with the title and closing company and review the closing figures with you. I will keep you updated regularly as we progress through the process.
After Closing
I will remove listing materials and signs. I will maintain my records of the transaction in case you have further questions. I will send you a survey for feedback on my service. I will be available to give you updates on the market value of your home and information about homes in your area that have sold.
If you are relocating out of town, I can recommend an agent to help you find a new home. If you are moving within our area, I can help you find a new house.
*One of the biggest complaint of home sellers surveyed by the National Association of Realtors was the lack of communication from their agent. I have personally heard, "I haven't seen my agent since I signed the contract" and "My agent stuck a sign in my yard and then nothing".
